With their lease renewal coming up we'd like to include a flat rate for their Water Sewage and Garbage (WSG) portion of the utilities.

I told him he could use a higher rated filter like a MERV 11.

I then looked at utility bill and it was near $600 for the month with about 10 days left.  

Prices can vary a lot depending on where you are looking and the location of the utilities.

These are the only units that currently do not pay utilities, which amounts to about $250 per month per unit.

My suggestion to all housing providers is to make sure you do not include utilities with rent on the lease, reach out to your local apartment association for education, and be mindful of the laws in your ordinance. 

Recognizing this, why not utilize that to Bigger Pockets advantage and monetize it?  

Your idea to utilize AI for simplifying the research and management of deals sounds promising, especially in a dynamic Dubai new developments, where new projects like Dubai Creek Harbour and Palm Jumeirah are constantly emerging and require vigilant monitoring. 

Also, you should look at the utilities at your property.

There are some extra costs in there for added mgmt, cleaning, supplies, utilities but it's still outperforming year lease numbers.Our other property on Jersey St has very funky layouts... there are 4x3/2s.
