This is obviously fun to watch but the trend is soooooo predictable. 

The work from home trend is having an effect on geographic ties.

So you would just have to find a good property manager and buy properties that are not high end trendy areas.

So the trend is downward, but still higher than most regions.Normal length of stay is largely number of bedroom driven.

Wholesaling is also trendy now and with social media there are a vast amount of strategies.

Lots of other class 2 assets that take work but can make money and aren't traditional assets - trading cards, sneakers, purses, watches, and even education.  

The other trend I see is people who are totally new to this world, thinking they can do it on their own, without working with an experienced real estate person.
