Are you renting to section 8 tenants or conventional ?  

The issues I am seeing, especially with newer HOAs make me think that you should almost never buy a rental in an HOA.One HOA in north Texas tried a few years ago to prohibit Section 8 rentals. 

This afternoon, we let Tenants know that we have a prospective buyer and a Realtor who will view the home in two days at 1:45pm.Tenant sent us a text citing California Civil Code Section 1954 stating they have a right to not let us enter.

Hey guysI started to do section 8 and i have a question lately i feel section 8 no paying according to the table sheet they have online in government website, they having appraiser do comps and paying as regular long term rental maybe a bit more but not tremendously. i called them , emailed and all but that is their strategy now , so i asked why they put wrong info on website, seems like they want to lure Landlords lol ..for example https://dhantx.com/wp-content/uploads/2024/01/FY24-Payment-S...You can see zip code 76227 with 5 bedroom showing $4921 (less bills $500) so its $4221.but actually people getting $2800-3000 how come it is ?

Provide them with a written notice that outlines the breach of the no-smoking clause and reference the specific section of the lease agreement.

I was under the impression that Section 40-10-83 only applies if an ejectment lawsuit is brought by a tax deed holder (judicial redemption).

Doing property management and investing in every corner of the city and suburbs you learn a lot about each area.  

Yesterday he did it and it was because he was just going to the corner store and didn't want to be bothered with locks.  

Did I mention it's a Section 8 rental?

I'm pretty sure they thought they had me in a corner since the term on my HML ended the following morning, which was supposed to be the closing date.
