Otherwise if someone made a mistake with shutoffs the unintended outcomes would be 1) fixture fed by 2 water heaters, doesn't seem like issue, except water may not be hot enough and you will see that 2) broken hot water heater fed by working hot water heater (could create flooding if broken one leaks similar to regular flooding whenever a hot water heater leaks) 3) fixture fed by no hot water heaters (will be obvious issue to tenant and no harm done).

This one ridiculous emotional bill, and the domino effect it will generate, I fear will do more harm to the economy now and in the future than what we are just starting to see now...and that future will bring the exact opposite of what the bill was intended to do.

Nothing to be scared of, just educate yourself.Your due diligence is key as you already know Tyler...You own properties. learn about emerging markets also.... just helpful tips.I find no harm in learning more about larger properties and the deal analyzer only works based upon your numbers inserted.

And the seller might not come down to your offer anyways, but no harm in going for it.From there, you will be learning on the job whether it is a single family rental or 9 units.

And selling it as they are will all but eliminate any tax burden of selling, plus they won't pay 4-6% fees to a real estate agent when selling.Your lawyer fees to set up a sell agreement will be minimal.Depending on your market, after taxes and insurance, you're likely looking at a slight cashflow setback, but nothing that will harm your ability to continue building a portfolio.
