Newbie seller financing advice

I've been cold calling landlords and built some rapport with an older couple that owns about 35 properties in my area. They don't have any debt, mention that the get at least 10 calls a day from people trying to "get a steal" on their properties, and they want cashflow. They said that they don't need the money, but sometimes will have their agent list a home for sale, but they always find a renter first, so they take it off the market. The only thing that I think I can offer would be some seller financing options that give them cashflow from selling me the property. What are some seller financing structures that anyone has seen/use/prefer?  I am just trying to think creatively for ways that may make a deal work. Thanks!!
