For those who have not had "the pleasure" I thought I'll share...I got a text on Thursday night from a tenant informing me that there was sewage in the basement and it was comming out of the floor drain.

It looks like soil/grass so you need a minimum of 2% slope around the house so all water drains away.

You'll need to check the roof, the siding, supply line pipes and drain pipes, gutters, faschia boards for rot, windows for rot, etc. 

I just drained the other heater and mothballed it as a spare.

Depending on what you print you will drain 1 color before the others in many cases.

A proeprty can drain you financially and emotionally if you are not careful.

@Matthew Peterson  from what I understand, the spas have to be drained and refilled in between each guest, so maybe @Lucas Carl can tell you if an 8 person size spa is recommended.
