They will be able to answer all your questions and make suggestions for lists.Most lists don't come with phone numbers because the compilers tend to comply with the letter of the law for the federal do-not-call regulations.I would suggest that you get a list - but mix up several segments.

Accounting never made sense to me even with dozens of rentals because I'd have to compile and report to them anyway.   

Data compilation is good for a general overview of a market, but it's not useful for a specific rental property.
