@Danielle Davis I'm sure there are several good local realtors on this site but two that I know and recommend are @Dawn Brenengen and @Michael Jobe.  

Good time to be a home builder with 12 under construction and 4 pre sold... sure beats being a seller in 09 and 2010.PDX is uber competitive on the fix and flip side of the coin.. but people do it every day.It finally dawned on me to go for larger deals.. less competition and I can work in the same spot for a few years. 

Peter, I agree with Dawn there is no such thing as "no" repairs or at least I have never seen such a property.

Part of my rehab will be a new kitchen including new cabinets, range, dishwasher and counter tops, etc.    

And yeah , this property ONLY has a dishwasher in it ( it works ) , but it has o stove, fridge or microwaveI just don' want to have to rush in finding appliances, if I don't have to , in order for the property to pass the Appraisal's recommendations

My strategy for appliances in flips has been the following:  New stainless kitchen appliances throughout (range, fridge, dishwasher and sometimes microwave). 

@Dawn Anastasi had this same thing happen to her. 

In the early days, they did all the rehabbing THEMSELVES (installing new dishwashers, etc.) 

I would eliminate the dishwasher all together and consider a double sink.
