Housing stock in low in our area. Want a fixer-upper? Saw this beauty currently offered for a mere $120,000.... yikes! No, the land is not a view lot. 5644 SE Flavel Drive. 3BR- 3024 sq ft.

It's safe to say that in spite of the rent increases, it's still not an easy market to buy for cash flow. When a 4-plex goes for $900k and rents total about $4500 a month, there isn't much room left after mortgage, taxes, maintenance, property management, etc. 

Does anyone have any thoughts on getting a better cash flow in the Portland market or surrounding?
