The SEC says it's more about the quality of the relationship than the quantity of time; but there should be a passage of time between when you first met and when they made you an offer to invest (more than hours or days); and they shouldn't be offering you "current or contemplated deals" that were in play at the time you first met - they should only be offering you future investment opportunities.

You need to know there will be support when (not if) there are issues and questions, someone to help with marketing material and if you are going to be a "quantity agent" then $20 for each sign, or a charge for each lockbox is going to have a huge impact on your take home.Something to keep in mind is you are getting into an industry that could have legal and criminal repercussions if something is not done correctly.

We were able to do this because the property was already in good physical condition and at only 1000 sq ft, the materials needed were at a much lower quantity than we would normally need.

True vacation destinations fare better than a house in the outskirts of a random town.Every property is different even in a great location.Amenities affect what you can charge.How many people can comfortably sleep and have adequate quantities of bathrooms for said people.There are alot of variable that effect the numbers and they all have to be considered.
