What are your target STR IRRs?
Hi, I am looking into properties with the goal of turning them into STR.
I've found a property that has an expected 10yr IRR of 10% as an LTR and 22% as a STR.
COC on year 2 would be 3% for LTR and 12% on STR. What are your thoughts? Given the macro situation I think an LTR strategy should be at least a bit higher than 3% COC but would like to understand how others thing about returns.
