Best lead sources for motivated sellers

All,

I've spent the past year marketing to sellers whose information I got from propstream & property radar. I have gotten roughly 30 deals of vacant residential lots & SFHs (owner occupied/non-owner occupied/vancant) under contract.


After 100K+ addresses, I'm beginning to hit a wall with finding new motivated sellers. What are some other quality list sources with accurate information? What happens after I exhaust those?

All of the above just to say that it’s better to have people call you wanting to sell their property than for you to call people hoping they want to sell their property

Nobody disagrees with that.  However, the profitability depends on many factors, including conversion rates, marketing expenses, size of operation, goals, market area, and many more variables.   

Arguing that only someone who calls you fits the definition of motivated while someone you call does not is just plain silly.  If I purchase a property significantly below the value I can otherwise I just don’t care if he’s defined as motivated or not.
