Generating your own leads is the best way to ensure success.I recommend beginning with a marketing technique that you like, understand and can afford to implement comfortably.

You should call your pest control company again & tell to trap them otherwise hire another but before hiring got to know their treatment techniques.

I plan to primarily focus on wholesaling initially but to get into other creative investing techniques along the way like lease options and subject to.

Thanks @Lamar Cannon and @Jerry Puckett .I just started using the voicemail technique because I became too overwhelmed trying to answer the calls myself on my first two mailings.I just sent out my 3rd mailing which should hit tomorrow, do you have suggestions on what is the best voicemail recording to use for YL and mail merge postcards?

REO's and estates are two other components of the MLS that I've had some fairly good success with.To discard a technique that takes a couple hours a week because it only gets you 2 or 3 deals a year does not make good business sense.
