See the guides under the Education bar above and some of the tools for analyzing property...But as an otr trucker, I would guess getting a property managed probably works better (as you literally are on the other side of the country) unless you have an on call handy man plumber, etc. and some systems in place (lots of ideas on that on BP)..And I would even read up on things like Index funds (read John Bogle's work if you can find it).

For date night, there is so much to do: Overton Square, Cooper-Young, downtime dining scene (Flight is our favorite), Orpheum, Grizzlies, concerts, not to mention the dining scene, especially what has popped up on Brookhaven Circle.

I would also type in what aspect of investing you are interested in (ie wholesaling, foreclosures, etc) in the search bar of the forums to read up on what other investors have said about the subject.

I told him to get a higher rated filter if he wants better filtration of the air, but I guess he doesn't understand that there are filters that filter smaller particles and will get dirty faster like a MERV 11, even though I told him 5 times, maybe he was just drunk (bar owner)...I'm still trying to figure out what the pet penalty for the cat should be, it is in the lease but it says that its up to the landlord to decide what the penalty should be.
