I always use carpet in the bedrooms, but wood or laminate in the common area walkways, etc. where there is high traffic. 

I agree that PPC looks like the best way to get targeted sellers to my website while my SEO gets going (so far I am indexed and getting some search traffic but no leads yet.

I love Ohio city and Tremont as they as super close to downtown without all the traffic (not so much with covid though)I currently am house hacking a duplex in Old Brooklyn as you mentioned in your post.

Unless you are super passionate about it or if it was a property you wanted to visit yourself from time to time (not sure why you would in this situation), I would probably just make it a regular rental for now and leverage the college as your primary source of rental traffic, but hopefully catering to responsible students (who are not going to party and thrash you home) or professors or other support staff for the college.

It is how do you get people willing to sell their house for below market value is what the challenge is.For this, get a website, make it credible, and drive motivated traffic to your website.

I'm looking for an all inclusive platform that has the ability to generate lists, has a website generator that traffic can be driven to, automated emails, text messages and mailings, or at least teach me how to do those, and a CRM.
