If the tenant is burning incense or scented candles or has sprayed air freshener just before inspection, it is a red flag.Even with all of this, a smoker sometimes gets through the net.

The only actual service you get for your yearly payment is a cursory spray around the house- once.

The bond basically just says "if we spray and termites come back and do damage, we'll come and treat and (maybe) repair." 

@Bronson Simmons,We always give our tenants  at move in  we give them a bug spray  (if you see ants, spray.   

The pest company sprays quarterly and if there's any issues with pests in between they will come out and treat the specific issue at no additional costs.

They charged us $2500 for termite subterranean installation + rat proofing at one property and then ongoing charges for quarterly 'pest control' - aka spray and glue mice traps.

You can get a mold treatment chemical or mix bleach and water and spray it onto the infected area.
