Pest control and termite protection

Hi all! I just closed on my first rental property and was wondering what everyone’s practices, thoughts, and/or experiences were with pest control and termite protection. I was informed that they’re not necessary; however, if there’s problem, owner needs to fix. Would love to hear how y’all do it! Thanks!
