If you have 12 SF homes it is easier to peel one off and sell it for cash than hoping you can do a cash-out refi on a 12-unit apt.

Bring: three spare bolt lock sets, crowbar, tool kit, cell phone fully charged, camera, lots of cardboard boxes and used bubble wrap that you glean from some furniture store that throws those out, pickup truck, gloves, apron, masks, and febreeze.

You could end up with paint splatters all over your flooring, trim, cabinets, and fixtures, a mess for edging around the ceilings and trim, peeling paint where the trim wasn't adequately sanded or deglossed, poor uneven wall texture if repairs are not made and sanded, and/or nicotine bleeding through the new paint, etc..
