The mother in-law house 2 bed/1bath would normally rent for 1200 to a max of 1500 but I rent it to 1800 So to get this I have added cable, Netflix, water, garbage, sewer and wi-fi, which I already pay for in my own house I will just pass it on.

I will be putting ~20K down on the new purchase if it is accepted, and the plan is to Re-fi in 2 years time and (hopefully) have the equity to pull some and purchase another.

If you buy right now for 70% ARV you can cash out re-fi in 6 months (or whenever the correction may happen)  and use you equity to scoop up another property.
