Some of the things you're missing are: you have no property management fees (always assume for 10%, even if you're going to self-manage), you have an unreasonable interest rate (lowest I know my clients are getting right now is about 6% or 6.5%, so I'd put at least 7% for yours), you have no water expenses (Cleveland the owner pays water unless they bill it to the tenants at a flat rate every month, or get reimbursed), and your taxes seem low (use: https://fiscalofficer.cuyahoga... and assume that the property will be reassessed at market value upon purchase).
