Jonathan, I struggle with the same issue of not having enough space for parking - partly due to residents using more spaces than assigned to them and partly due to them not utilizing the space that is available (parking crooked).

I've actually walked about 5 properties, but have only offered on 1... the offer was rejected.I think I'm getting a pretty good idea of what it's going to take to get into a rental property, but like most of the BP community, I'm struggling to find a property that looks as though it will cash flow without putting more than 25% down (which isn't "true" cash flow).

If you are buying a multifamily property anywhere in NYC (outer boroughs just as much as Manhattan) using an FHA loan, you are really going to struggle to be cash-flow positive in that kind of time frame with the sheer amount of leverage that you are taking on at the start, because your monthly payments are pretty substantial after you put very little money down.
