Securing loans for out of market buyers

There are so many buyers (aka borrowers) looking to buy investment properties outside of their market but are struggling to secure commercial real estate financing because banks are not interested unless the borrower is in market with the property. Who else is having these problems? Luckily we have been very successful helping buyers find the financing they need and its not private or high interest lending; these are conventional banks that are comfortable with out of market buyers. Love to start a discussion around this! 

Most of the clients that we see are looking for loans from $250,000 up to $10MM, where the best properties still have value-add and appreciation opportunities. 

With the Midwest still harboring great cap rates compared to the East & West Coasts, its exciting to offer a place where we can to help so many buyers secure "out of market" financing for investment and commercial properties. Who is having these issues?
