Depending on how you are using the cashflow from the properties, you may want to be less concentrated by spreading your investments over more properties and geographies giving you a broader exposure and limiting the chances of rent interruptions placing strain on cashflow giving spillover effects to however that cashflow is being utilized.Considering the external factors which we'll never be able to control - macro economic trends, regulatory, taxation, etc vs the internal factors - budgeting for r&m, capex, ensuring quality tenants, etc - my personal philosophy is to be more diversified through lower value assets which have less marginal impact when one gets rent interrupted rather than concentrate on assets with higher valuations but give potentially more external factor risk.

I flip the closets so each small room assumes the closet space of the other.......as the opposing closets were adjoined.However, the master i was dealing with had 2 larger wall closets.Then off the master bath I had enough room above the garage to add a20x10 walkin.Whenever I inspect a home to flip etc I ALWAYS check the closet configurations for this same reason.One we did we had to extend the rear walls making the closet external, & allowed for a master bath.But that was a lot of work.its fun....

Active ingrediant Fipronil is the way to go.Termidor - external spray (termites and ants)Phantom - internal spray (ants and roaches and household pests)Gel bait - internal roaches and ants (only reason to use this is if you want to spray cupboards or counters but there are dishes etc on them)granules - gets rid of fire ants on entire treated area.. awesome stuff ie.. your yardThe spray and gel work the same.

You may be a great writer, but I'm rather suspect as to what the content might be, especially seeing you review products and services or provide them, not clear on that.Why don't you expand a bit as to your expertise before we make suggestions, that might help narrow the field.I mean, I could suggest something, like, how to safeguard a buyer's interest in buying Subject-To or devising a commercial seller financed note with an under performing property or identifying the highest and best use of a residential property in a zoned buffer area or curing external obsolescence of a neighborhood, how about establishing a CAP rate in a depressed market or easier, in a high performing market?
