I've spent the past year researching, learning, posting LOTS here on the BP forums, listening to countless podcasts and networking with other investors, realtors, wholesalers, contractors, lenders, etc.As of today at 34 years old, without having done a single real estate deal of my own yet, I'm officially onto a new chapter of life and focused on REI full-time. 

After countless jobs I’ve always had a burning desire to be my own boss and live MY life by design.

Dave, I meant it when I said you are a special person who has helped countless people more than you can know. 

Sure there's countless complete remodels to do that'd be 60k+ for the cost, but I bet there's quite a few that only need 30k and would be much better on the rent side, too?

You'll find yourself making countless trips to the store, possible miscommunication on what to purchase, etc.
