I have asbestos shingles, vermiculite insulation and white asbestos hvac duct tape in my unit and I have to disclose it. 

This helps with the tenant's electric bill, and should help prolong both my A/C and my roof shingles.

In inspection report, there was one sentence claims:Plywood (T1-11) Stone Veneer, Fiber Cement Shingles The siding materials on the South. side of the house may contain asbestos.Determining the presence of asbestos can ONLY be preformed by laboratory testing and is beyond the scope of this inspection.

All new wiring, plumbing, dimentional shingles, brand new detached 2.5 car garage.

I have some that have old steam boilers, but everything I bought, I did cost plus improvements and had the knob and tube wiring taken out, new shingles, etc.

I don't want to end up on the roof again fixing holes or shingles sticking up with debris under them...

During inspection, our inspector found several small issues, and a couple of larger ones, including a roof that had damage, required some shingle replacement and a water heater that was leaking (and very old). 

My guess is you will stick with it and be better for it @Lauren Van Riper.I ended up hiring an attorney that recently quit Legal Aid (free legal services for low income folks) and hung his own shingle.  

I then proceed to tell everyone that the shingles on my house were free to me.

@Mindy Jensen aside from our 4 kids keeping us very busy I bought a cnc machine (computerized router) and I do woodworking as a side hustle I love making things lol
