.- New owner is highly likely to raise their rent.Help me understand your logic on this please!

Sell, pocket $200k in equity, appreciation since they bought it, bank 25% for a new deposit in a year once they repair credit, buy two new second hand cars because they need them, pay off credit card debt, put a little extra to the side for increased rent payments for next 12 months, and reorganize to buy in 12-18 months... now they see the light, a chance to move forward, to not stress, and they're lucky the market increased so much... but if they struggle to keep it, struggle to make payments, then 10 months realize they need to sell, would they have as much equity, maybe, maybe not..  

I now know I need to raise my credit score a few more points and raise the 10% down payment amount for the bridge loan.

I listened to too many people saying they don't raise rents on good tenants, including a few of my California friends who have kept the same rent for 10 years, their reasoning being I bought the property cheap in 2008.

I have been trying to use Melio Payments (recommended by Fund N Grow) to use my AMEX credit cards to pay for real estate purchases.

We really stretched ourselves thin. we did not perform our own inspections because we were busy raising finances .. and our agent insisted we use the same company who did the initial inspections to “get a report in our name” .. we went for visual inspection with our agent and found the master bathtub was  upside down — they said there was a chip and seller was fixing the tub.

Purchased with a tenant in place as a 13 net cap, but once I raise rents to market in a few months it will be 18 net cap.  

That’s their job.3) If you are below market rent you raise it to that.  

Wherever possible, raise questions for any doubts you may have.
