First of all leases are longer term, rents dont drop overnight.Also if people are losing their job in a downturn, or more importantly are worried about job loss, they wont be buying houses, or will be selling their current house, if they arent home owners, they will still be renters.There is also a reasonable argument to be made that the next downturn will occur due to a sharp rise in interest rates. 

They'd also have to be comfortable paying you your assignment fee before the deal is closed - and not everyone is going to be okay with this, especially if it's a big fee.Unless they are comfortable with you, comfortable with the deal, and sharp enough to close the transaction in-house, you could be facing some big challenges with making this deal happen.

I do know 1 or 2 wholesalers that are extremely sharp and I respect but even these select people can only pull deals that are less than typical and usually in less than great areas.

Hi @Chris Sharp you will have to call a large number of banks in your area if it is similar to my experience hear in Orlando. 

@Ron Sharp send me a PM and I will share with you a spread sheet that we use when we evaluate deals for a lease option.

He's extremely sharp and is an investor himself.

You can also hang the fence upside down with leaves little sharp metal prickers at the top rather than a "finished" fence look.
