Can you post your numbers/spreadsheet of some of your purchases?

Can some of you that have some properties post some of the numbers with successful purchases so I can study them and get an idea of what they look like in different areas? I'm starting to get the feeling my city is quite expensive after reading some threads from other members.


I'd love to see your spread sheets or calculations that have everything broken down so I compare my area. Thanks.

Since my wife and I do all our own work, I've found that on a typical SFR in our area, we spend about $6000 to $10,000 fixing up a house to be used as a rental. The houses all have the same pattern it seems with flooring needed to be replaced, painting in and out, yard clean up, and usually some mechanical repairs such as toilets and kitchen faucets replaced, etc.

This 6k to 10k fix up cost is pretty predictable and how much we paid for the house doesn't seem to have much impact. Our rents vary between $600 and $1000 and our total investment for the house fixed up varies between 45k and 70k. The previous post about figuring about half of the gross rent as "profit" is pretty close. When all the data is entered such as taxes, insurance, maintenance, capital expenses, vacancy, etc. it's usually pretty close to that 50% "guess".
