Plenty of investors make well over 300k (especially if you're flexing your entrepreneur muscles).

Use this as an opportunity to flex your deal-structuring muscles.

I have also worked with good, honest, and reliant contractors, who may not be as clean as the other contractors, but definitely are humble, honest, and allow you to relax when you hire them for the job.Where I would start first to find the contractor-of-choice is word of mouth.

Andrew said he prefers doing it outside, it's more relaxing.

Being relaxed with money?  

Starting out you need the leverage, you need to get someshere, $60k (one and done) no good, not enough diversity to keep your momentum on track  - need to dig deep and need to take the plunge -The first one was the toughest one for me, then I figured out the rest of the marketplace and dynamic, now this is muscle memory and I enjoy replicating the success over and over again, not only for self but for many others.

Every time a landlord relaxes these rules, for any reason, they place themselves at high risk.

These clauses, of course, must not conflict with your state or local laws.It seems that the property manager does not want any conflict hence their relaxed attitude for showings.
