If you underwrote the deal according to your methodology and it netted 5-10%, you'd pull the trigger if the level of risk you're taking to achieve that result is within what you're comfortable with.

That should be the analysis you do in order to get comfortable with the deal.

Still, it might be the right fit if you’re comfortable with that and have no interest in returning to active real estate investing.

R-2 is typically designated for a residential zoning, likely higher density / multi-family. 

Instead, I would pour through VRBO listings and audit calendars and rates to get you a picture you can feel comfortable with. 

I think it's easy for those of use who manage dozens or hundreds of rentals to be comfortable with pets because we see that it's a net positive.

I don't know that I would ever feel comfortable turning over my customer service to someone who only knows a few common English phrases (Unfortunately, yes I understand, I am terribly sorry, etc).
