RT 128 (aka RT I-93 in some parts and I-95 in others) circumscribes the city, roughly 10 miles from the center. 

With proximity to the Freeway, University Of Washington - Tacoma, and Downtown (which has over $1Bn of projects permitted for the next 5 years - including a Grocery Anchored Retail center) If you can find a value add play in Hilltop I wouldn't sleep on it.

Keep in mind we could lose our money or some of it.. but land in our area which is controlled by urban growth boundries and is within 11 miles of the tech center and the 117 acres is in the tech center.. risk while there are computed going into it.. 

I went to the North part and East center part of the town. 

There has been a recent uptick for houses in the Greenwood and Center Grove areas because of these developments, but there are still deals to be had. 

That area is next to a healthcare hub, there is Kings County Hospital, Downstate Medical Center, Kingsbrook Jewish Medical Center and Brookdale Hospital.

(East to west) lehigh to the blvd. ( south to north) city planning commission plans on developing broad and Erie in to the center city of the north district.

Handful of large offices with equally large budgets for data aggregation and sorting, call centers, and a handful of poorly trained reps.  

I parked in the center a while and just looked around.
