Philly new development areas. What do you think?

So I have some projects in Philly, but am always looking to explore and network.

What areas do you feel are good investments for new construction? Areas that will support higher end new construction rentals?

What areas do you think will be the next ones to gentrify?

I have some of my units in Allegheney west and Broad and Erie I have been seeing some appreciation.I believe that area is going to be good in the upcoming years. Broad st. to ridge ave. (East to west) lehigh to the blvd. ( south to north) city planning commission plans on developing broad and Erie in to the center city of the north district. Just my 2 cents.
