Evaluating investing in multifamily & single-family homes in San Diego, however, from podcasts and seminars I have started attending, many investors mention San Diego is not the best market for this.

After reading many books I believe that I know the fundamentals but would love the chance to sit down and pick the mind of a seasoned investor and/or anyone that has ties to the wholesaling business.I believe that my first hurdle to jump through is learning how to evaluate after repair values as well as repair costs.  

And, someone who doesn't understand how to evaluate a property, will probably end up buying it.

This is just the beginning of my research and I understand a lot needs to be looked into/evaluated prior to purchasing the land. 

I'm evaluating lending $25k to a colleague who is been fix/flipping for some time.

I have been evaluating properties on sites like Zillow but I'm not sure how accurate my estimates are on things like property tax or more importantly rent.Let me know if anyone has comments, concerns, or just general tips for getting started.

Are you assuming you're not based on a  tax evaluation or is it based on a recent appraisal or BPO?  

The termite inspector should do the evaluation.
