@Rich Lopes Hey Rich- I'm exploring establishing a loan with a personal lender that attaches a lienagainst my property in exchange for a decent interest rate 6-7%.

If I get my price, I can clear more than $100K for another ten year hold and use it as a 1031 Exchange to buy my friends two houses on one lot next to the I275 Highway, where I am rehabbing my other house.

Like specific details that the seller upon a HML land development loan for soft costs will get $100,000 in exchange for simultaneously performing a quit claim of the property into the LLC that we are partners with the seller in.

We should work to exchange emails to make scheduling easier.  

@Scott R. we just completed a reverse 1031 exchange with $2.3M in commercial property with Ashley at Lawyers.  

Also, always change your unit's HVAC filters or you be going through heat exchangers, evaporator coils, and compressors more often.  

It will be helpful if the person is also familiar with 1031 Exchange rules.  

@Presh DineshkumarMost of the Plus and Pro membership "perks" are very U.S.A. focussed - even the on-line calculators - and have less practical value to Canadians ... even those unfortunate enough to be stuck in the GTA ;-)Some Plus/Pro features .. such as the search members by zip or postal code now work (sort of) for Canadians (polite nagging can pay off ).If you are a flipper, or offer a real estate related service (architect, trade, etc), then the ability to post advertisements to the Real Estate Marketplace is a benefit.I upgraded to a Pro membership early on to support the site and its growth as I found it to be a credible venue for exchanging knowledge and making contacts with respect to real estate.
