This is for a retail space

I was also thinking of turning the two small bathrooms into one less small bathroom and then adding another bathroom in the space we create from the garage. 

What this also did ( since post count to many is a reflection of experience and skill set in the space)So other members would get a false sense of these posters bona fides.

There MUCH to learn about this space.

It has a fence that we verbally agreed we would honor as the property line when we purchased it without a survey and the fence line gives us more space in some areas and the neighbor more space in areas when compared to the legal property lines. 

I am a multifamily broker and I understand the space very well because I have represented over 100 clients at this point.

Good question here for sure- I've been in the CRM space for a while and wholesaled before that.

I am extremely skeptical of many subject to deals even before we get to the due on sale fears - and the fact that many deals were previously NOT called  for due on sale in prior years is not a reliable predictor for what WILL happen going forward in this space.
