Investment Info:

Large multi-family (5+ units) buy & hold investment in San Diego.

Purchase price: $50,000,000
Cash invested: $7,500,000

Portfolio of multifamily properties that my partner and I built in San Diego County.

What made you interested in investing in this type of deal?

I am a multifamily broker and I understand the space very well because I have represented over 100 clients at this point.

How did you find this deal and how did you negotiate it?

through other brokers or direct to seller.

How did you finance this deal?

My partner and I put in equity 50/50 and got hard money financing in the beginning to put less down, and then we either refinanced or 1031 exchanged into larger assets.

How did you add value to the deal?

Adding ADUs and renovating the existing units.

Lessons learned? Challenges?

Never hire unlicensed contractors.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?
