Remodel ideas for BRRRR

I am buying a SFH ranch. It has not been updated since it was built in the 1960s. I have ideas, but I am not an expert when it comes to conceptualizing a remodel.

I am thinking of turning the 2 car garage into more living area.  I was also thinking of turning the two small bathrooms into one less small bathroom and then adding another bathroom in the space we create from the garage. 

In the garage space I can put windows where the doors are now to create "legal" bedrooms as they can be egress level.  

I am also thinking of taking the wall mostly sown between the living and dinning rooms (the two rooms abutting the garage.). 

The layout across the top of the image is garage, dining room, hall, closet, and two bedrooms.  

Across the bottom from the garage end is the kitchen/ living room, bathroom, linen closet, bedroom with "master bath"- which is tiny.  

If there is anyone in the Ridgetop TN area with some ideas, please reach out.  I'd love some feedback online or in person.
