Hi, looking for a contractor (perhaps a foundation expert) who may be able to advise on the following: Looking at a duplex that has a little alcove extension (picture a breakfast nook kinda thing) on the first and 2nd floors--just a couple feet jut-out. 

Appreciate everyones help, got my hands on the zoning laws, and under the allowed uses for "Commercial 1" it allows Bed and Breakfast establishments, as well as single family homes.

I owned a tremendous breakfast restaurant at the time, so I had cash reserves.But your first deal and how you finance it is entirely dependent on you and the deal.

From my understanding it’s quite possible to operate a room share or actual bed and breakfast on the property that you live on, but you probably can’t do the typical STR thing.The beaches are all INCREDIBLE but extremely expensive which hurts ROI.

Perhaps grabbing coffee/breakfast in the mornings could be an option before people get into their days.

It's about $20-25 (to cover the buffet breakfast) but there's never any hard up-sell.

This is part of the argument that set bed and breakfast owners have made for years.
