Once in the daytime, and once after dark (9:30 pm-ish).You could probably accomplish both drives (on every street in the zip code) in a couple of hours each, and still have time to hit the zoo and see some incredible animals, and Cedar Point is not too far way either (it's the Roller Coaster capital of the world).

But I want to add some color on how I look at properties, regardless of house hack or straight investment:Would I live here with my wife and two small children?

@Joshua Cayton it is more about the content of your letter and your envelope than it is about the color.

Every wall was a neon pink and i painted that gray color as well as removing the also bright pink carpet from every room for the laminate flooring.

How many coats of paint do you use and what sheen and color and brand?

He moved walls to open the layout downstairs (it's a split level), added 2 bedrooms to the house to increase income potential, painted almost every room in the home (they had a crazy green color), as well as worked on the outside of the home to increase the overall value and re did the kitchen downstairs.

@Tre Watson I assume a good amount of the rebuild (outer appearance such as style, color, roofing, setback, etc.) would have to be approved by the city and this would be step one. 

I guess if it's class A, the tenants may be more particular on color schemes etc.
