How to increase response

I know ive mentioned this not to long ago but i feel as if im missing something. I receive about 2-3 inquiries on my property every other day but usually i never get a response when asking to speak via phone or email. I have about 30 now with only 3 calls and one actually showing. Now this is my first property so i have tons to learn. Does anyone have any tips that may help increase response rate or gather attention of someone thats already showed interest a little better. It seems like i might be scaring away even potentially good tenants.

@Jaron Walling  Here is my Zillow link since that has been providing the most traffic. Im only at 16 days listing so i wouldn't say its crazy yet. Id appreciate any feedback negative or positive. There is no way im perfect on my first listing.
