THEN once you've got some experience, only then you should venture out flipping out of state/country. 

However I wish you the best and keep us up to date with your REI ventures.

My opinion is it is time to start venturing into some areas of S.Buffalo that are still slightly undervalued.

I would like to first venture into wholesaling here in the Phoenix area specifically the East valley but I'm open throughout.

I am unsure where you are in your ventures at this point 2 years later, but would love to connect and hear of the journey.

Would the neighbors be open to some kind of joint venture agreement?

Also, many of them require 100k, which is more than I'd want to put into one fund at this point (only 27, so though I make a good income, not enough savings to have 100k in multiple ventures). 

Like Jay said, make it a charitable venture for the year (your time and effort) - absolutely nothing wrong with that and you would get kudos in my book.
