Eager to be a Go-Giver in the Toms River, NJ area!
Hello BP World! Let me start by saying WOW, what a network of people on this site. I’ve never come across a larger gathering of like minded people who are all so willing to assist one another in every facet of business. It’s truly inspiring reading through the forums and tuning into the podcast.
A little bit about me— I’m a 30 year old pharmaceutical sales specialist, ready to dive head first into the world of REI. My goal is to leave my current position and take on real estate full time when the time is right. I’ve had a bit of analysis paralysis over the last year, reading, researching, podcasts (LOTS of them as I’m in the car all day), and I’ve put some things in motion to get rolling and make that first leap. My money situation is tight—I just recently purchased my first home(to live in) and don’t really have the capital to get moving on my own. Well from studying the REI world for the last year I’ve come to learn that acquiring capital is not the hard part. I had been in talks with a rehabber in my area who uses hard money lenders to fund his projects and we were to be doing a fix and flip this month, so I went ahead and got myself a $10k loan to throw into the mix to cover carrying costs. Well since getting funded this rehabber has gone missing and now I’m sitting on it.
Should I use the capital I have to get the wholesaling machine started?
Should I try to locate another partner to get into a fix and flip?
Should I just go into one on my own and give it the ol trial by fire treatment?
Should I use it to get into one of the “guru programs”......I know this page LOVES those! Hahaha
The main reason for using the partner was his experience—he’s been into this for close to 6 years now where as I don’t have any hands on experience. I feel as though I’ve learned enough to conquer any challenges I may face, but when time is money, I think I’d rather not take that risk.
