As Lee indicated above, simply provide residents with a lead based paint disclosure and the associated pamphlet from the EPA.If you have a lot of peeling paint you will want to address that so that chunks of painting are not landing on the ground or easy for someone to ingest e.g. children.

This won't provide the protection of an LLC but it will provide a little bit of masking when people start digging to see how many properties you personally own to determine how big of a target you are.

With this done and the sanding ready to go we can get the walls primed, then the interior door and trim package sent out (next week).They drape the house with a masking roll and light poly.

Health dept ordered the house torn down , ( class B plus neighborhood $ 400K houses )  It was that bad , the guys running the equipment wore filtered masks it smelled that bad .

You can also install it right over the kitchen tile if it is not peeling (but if the kitchen comes up easily, I would remove it).

And was given a notice of code violation by a city inspector, due to a complained filed by my tenant.This is what I am being adviced to repair:1) Door not lacking completely.2) Leacking on second floor ceiling(is mot a roof issue, it is a 3 story property)3) A collapsing fence ( not really collapsing)4) Peeling throught the dueling (wall paper in one bedroom is separating) 5) A kitchen countertop needs to be tighten,( a corner needs to be re screwed) 6) Roaches and mouse infestation,This issues were not communicated  to me by tenant, except the one about the fence,  in April, a contractor was hired to repair it but tenant cancelled the  appointment the night before and  when I tried again, in June, she disagreed due to her recent baby's delivery.
