I'm a local real estate Investor in California, Lately I've been flipping a lot of houses here, but one thing I've been having trouble with is having workers or friends of workers steal my appliances, because i have so many its hard to keep track of who exactly it could be. Has any one else had this problem and if so how did you go about it, cameras or GPS trackers on appliance ??? Any help will be much appreciated thank you.

1. (Might be extreme) Fire everyone and start over with your contractors.

2. Limit the amount of people that are in your flip houses. Friends of contractors have no business in the house unless they are workers. Let everyone know this is a business, not a high school hangout.

3.(Less extreme) Alert everyone that they are on notice to be fired and prosecuted if they are to be found as the party responsible for the thefts.

4. Get cameras and put them everywhere. If your budget is tight for security, get one working one and put up some other dummy ones and you should see a drastic reduction in theft.

5. Check in more often at unexpected times.

6. Get a reliable GC or project manager if you cannot manage this by yourself.
