Everyone likes to crap all over California real estate and laws, but CA real estate has created more millionaires out of everyday people than anything that I can think of.

They also have one sole focus & that is to take care of the property, collect rents & stay on top of every day issues that occur.  

I don't know if the situation with the "nasty" tenant is salvageable or if there is any legitimate basis for their treatment of you and your staff. 

The fundamental is that the asset (real estate) does literally NOTHING without active operational inputs on a consistent, regularized basis. 

Do I as a owner of the LLC take money out of the business on a monthly basis from the rent these properties make and pay the mortgage as before?

So keep an eye out for any major improvements needed in the first few years of your ownership (roofs, exteriors, HVAC, electrical rewiring, etc) Things to know before starting: Make sure you buy at a basis in-line or below market comps (on a per unit or rent multiple basis).

Remember, people dont get into a career to be belittled every day.
