Small-Scale Investor Lost Awesome GC to Illness

Started out as a total newbie a few years ago. I invest on a slow and part-time basis which suits me. Starting out I had the best contractor on my first 3 deals, 2 flips and 1 rental. He is experienced, neat, great with budgeting, communicated well, and timely. I’m very sad to say that he has quit the biz due to illness and I am having a terrible time finding someone to step in his place.

I either find general contractors who under-budget and stick me later, or those who are so busy I can’t get a reasonable start date, or those who are very available but don’t do good work.

Can anyone offer tried and true tips for securing a good contracting team for a small-scale investor? Thank you.
