Hey everyone,I've two quotes for a roof replacement.tear off and re shingle/torch down. 4300sqftone came in at 18k and the other 17k.Just wanted to get others opinions on this price before pulling the trigger.Does anyone have recommendations on roofers in the area?

If you happen to see this pleaseIn my case with 12 unit apartment building my metal roofer is $6000 less for metal roof vs shingles.

Clogged gutters can back up under shingles, rot siding, flood basements or crawl spaces, etc.

If you want to replace it with a pitched roof you would have to frame new rafters or have some trusses built then decking installed on it, then shingle it.  

The former in paint and the latter in shingles, siding, texture, and more!

You may not need a power roofing nailer to put shingles on a house. 

I am not saying that you can't find new houses that you can make money on, just that it is tough. your typical appliances will last 10-15 years, a 3 tab shingle roof about 20. will the extra cost of the house save you say $5000 for a new roof over the 20 year period, probably not, you will probably spend more on your mortgage payments in that 20 years than it would if you had to replace the roof on an older home once.

And a great reason for them to spend a few bucks on Renter's Insurance, which we also point out while reviewing documents prior to signing.And of course, actual fire; major flooding; tree limb crashing onto/through the roof; extensive "blown" roof (large area of shingles ripped off by strong winds); vehicle crashing into the structure; notification of major crime, or a request for a "wellness check" by a family member or PD; and other "true" emergencies all can interrupt your beauty sleep.

I was looking at getting a metal roof compared to a traditional shingled roof.

The most recent contractor put shingles over a metal roof...hmm, odd?
