Cost of replacing a flat roof? (North Central Florida)

I am trying to put an offer on a BRRRR property in Florida. It has a very old, original flat roof that we would like to replace asap. None of the local roofing companies have time to look at it and get us an estimate for at least another week or two. Can anyone give me a ballpark idea of what kind of cost we should budget for to replace it? It's a 1,492 sq foot single family house in north central FL. Also would it be possible (affordable) to replace with a pitched roof? We've never dealt with this issue before and want to get an offer in asap.

Very smart observation, people would be well advised to listen!! A few dollars worth of metal strips can save you literally thousands and thousands of dollars in insurance. Make sure the strips have at least 3 nails each or they wont qualify for the insurance discounts.


Also note if you are investing here that wind insurance for hurricanes can be very expensive sometimes depending on location, if you are serious about doing your due dilligance you should also get an insurance quote if you haven't already!
