Now, if I had to pay someone to do these things, that quote could easily double. 30k settings a little high, but I can see how some of the higher end contractors may want to charge that.My suggestion would be for you to keep the layout as close a possible to the original can you do some of the work yourself?

@Samuel Metcalf- Most HELOC lenders only lend on primary homes ...the few lenders that do HELOCS on rentals will likely have a low CLTV ( and a high margin over prime which will lead to a rate in double digits ) .. check with the banks / credit union located close to the property and also maybe there will be some feedback on this thread pointing towards lendign sources that might work

From our experience (PA) and that of our colleagues around the country- the general consensus for a modular to be considered "real estate" and not personal property it must :-Be a double wide home minimum-Be permanently affixed to a foundation.

My point is not to brag but to show the value of value adds in high value areas.BTW I do not consider doing a value add unless my underwriting shows it adds double the cost of the value add (A $50K value add must add at least $100K of value).
