Every device you can think of is probably" in- place" somewhere in an "Association " In your case they are probably defending against non- payment experiences they are having and cutting off the flow of Tenant Residents.

If you buy the LLC, you buy all it's assets and liabilities, unless there is documentation stating you are not assuming any liabilities and will be defended, protected, etc from any claims, blah, blah, blah.
